The frequently asked questions about garden rooms
Will I have to remove the waste created during construction of the garden room?
We will remove all excess waste and rubbish from site, leaving you with a beautiful outdoor building that you can use and enjoy straight away.
Do I need planning permission?
Short answer: No. Typically, our garden rooms do not require planning permission.
(Assuming you don’t live in a listed building and your home isn’t in a designated area (e.g. a National Park, or an Area of Outstanding Natural Beauty AONB)
However, if you’d like to know why garden rooms don’t typically need planning permission, here are the rules:
- Your garden room isn’t positioned in front of your house (if you’ve extended your home, the ‘front’ refers to how it stood on 1st July 1948).
- The combined area of all extensions, sheds, and outbuildings – including your proposed garden room – must not exceed 50% of the total land area surrounding your house (again, this refers to the area as it was on 1st July 1948).
- It is single-storey and less than 3 metres high (4 metres if it has a dual-pitched roof).
- If it’s within 2 metres of your boundary.
- The eaves are no higher than 2.5 metres above ground level.
- It doesn’t have a balcony, veranda, or raised platform.
- It isn’t designed to be self-contained living accommodation.
